September Is a Popular Month for New Leases
Many apartment leases and off-campus housing arrangements begin in September, as students head to college and young professionals relocate for new jobs. If you’re moving into your first apartment this fall, renters insurance is worth understanding before you sign a lease, even though it’s easy to overlook amid the excitement of a new place.
What Renters Insurance Typically Covers
Renters insurance generally covers your personal belongings against covered risks such as fire, theft, and certain types of water damage, regardless of whether you’re renting a house, apartment, or a room in a shared living situation. It also typically includes liability coverage, which can help if someone is injured in your rental unit or if you accidentally cause damage to someone else’s property. Many landlords and property management companies now require proof of renters insurance as a condition of the lease, so it’s worth checking your lease agreement for this requirement before move-in day.
Your Landlord’s Insurance Doesn’t Cover Your Belongings
One of the most common misconceptions among first-time renters is assuming their landlord’s insurance policy protects their personal property. In most cases, a landlord’s policy only covers the physical building itself, not a tenant’s furniture, electronics, clothing, or other personal items. Without your own renters policy, you would generally be responsible for replacing your belongings out of pocket if something happens to them.
Understanding Additional Living Expenses
If your rental unit becomes temporarily uninhabitable due to a covered event, such as a fire, many renters insurance policies include coverage for additional living expenses, which can help pay for temporary housing while repairs are made. This is a detail worth confirming with your agent, since coverage limits and included events vary between policies.
Renters Insurance for Roommates
If you’re moving in with roommates, it’s worth understanding how renters insurance applies to shared living situations. In most cases, each roommate needs their own individual policy to cover their personal belongings and liability, since a single policy typically doesn’t automatically extend coverage to unrelated roommates listed only informally. Confirming this detail with your agent before move-in day can help avoid confusion later.
Creating a Home Inventory
Before you move in, or shortly after, it can help to create a simple home inventory of your belongings, including approximate values and, where possible, photos or receipts. This makes the claims process considerably smoother if you ever need to file a claim, since you’ll have documentation ready rather than trying to remember everything from memory.
How Much Does Renters Insurance Typically Cost?
Compared to other types of insurance, renters insurance is often one of the more affordable policies to add, since it typically doesn’t need to cover the structure of the building itself. Costs vary based on factors such as your location, the amount of coverage you choose, and your deductible, so it’s worth requesting a quote to see what coverage would look like for your specific situation. Some renters also qualify for a discount by bundling their renters policy with an existing auto insurance policy.
A Simple Step With Meaningful Protection
Taking a few minutes to add renters insurance before you move in can provide valuable protection for your belongings and added peace of mind as you settle into a new home. It’s a good habit to revisit your coverage each time you renew a lease or move to a new rental, since your belongings and needs may change over time. Whether this is your very first apartment or your fifth move, a quick check-in with your agent can confirm your coverage still fits where you’re living now.
